<br />Both properties are shoreland lots on Lake Johanna, which is classified as a General <br />Development Lake. Properties on Lake Johanna must have a minimum water frontage of 75 feet. <br />The amount of shoreline frontage for the property at 3517 Siems Court would decrease to 106 <br />feet as a result of the lot line adjustment. <br /> <br />Structure Setbacks <br />The principal structure at 3517 Siems Court is considered to be legal nonconforming due to an <br />encroachment into the required front yard setback of 40 feet. The existing home is situated 20.6 <br />feet from the front property line along Siems Court. The proposed Minor Subdivision would not <br />create any new or increase existing nonconforming setbacks for structures on this property. <br /> <br />The principal structure at 3535 Siems Court is in compliance with the setback requirements for <br />the R-1 District. The existing accessory boathouse at 3517 Siems Court would be transferred to <br />3535 Siems Court as part of the Minor Subdivision. This structure is now considered to be legal <br />nonconforming due to an encroachment into the required 50 foot setback from the ordinary high <br />water level of Lake Johanna and 10 foot setback from the side property line. As a result of the lot <br />line adjustment, this structure would come into conformance with the required 10 foot side yard <br />setback for accessory structures, but the structure would continue to encroach into the required <br />setback from the shoreline. <br /> <br />Lot Coverage <br />The maximum structure coverage allowed in the R-1 District is 25 percent. Under the proposed <br />subdivision, the property at 3517 Siems Court would have structure coverage of 1,543 square <br />feet, or 4.9 percent. The structure coverage for 3535 Siems Court would increase to 5,301 square <br />feet, or 8.0 percent. <br /> <br />A minimum of 65 percent of each lot is required to be maintained with landscape coverage.
