The <br />fee amount shall be the cost of materials and installation, plus ten (10) percent. If the <br />Planning Commission finds that additional tree plantings should be required as part of this <br />development project a condition addressing additional tree plantings can be placed on the <br />PUD request and recommended to the Council for consideration. <br /> <br />B. Trees along Street Frontage – Flexibility Requested <br /> <br />The City Code requires that a minimum of one tree be planted along the right-of-way (ROW) <br />for every 50 feet of public street frontage. Approximately 313 feet front Red Fox Road and <br />967 feet front Snelling Avenue/Interstate 694. A total of 7 trees are required along the Red <br />Fox Road ROW and 20 trees along the Snelling Avenue/Interstate 694 ROW. The applicant <br />has proposed 8 trees along Red Fox Road and 14 trees along Snelling Avenue/Interstate 694. <br />The applicant is requesting flexibility in order to reduce the number of trees along the <br />Snelling Avenue/Interstate 694 ROW from 20 trees to 14 trees, which is a difference of 6 <br />trees in this particular ROW section. <br /> <br />C. Perennials and Shrubberies – Meets Requirements <br /> <br />The City Code requires that at least ten (10) percent of the total landscaped area be covered <br />with perennials and/or shrubbery. A total of 6,843 square feet of plantings are required for <br />the development based on the Code’s requirements. The applicant has proposed 6,897 <br />square feet, or 10.1% of the total landscape coverage area. <br /> <br />D. Planting Islands – Meets Requirements <br /> <br />At least ten (10) percent of a parking area must be occupied by planting islands that are at <br />least 150 square feet in size and have at least one tree. With a total parking and driving area <br />of 61,106 square feet the Code requires 6,111 square feet to be planting islands. A total <br />planting island area of 7,045 square feet has been provided. Each island has a tree planting <br />included, which meets the Code requirement. <br /> <br />E. Off Street Parking Spaces – Meets Requirement <br /> <br />Section 1325.06 of Zoning Code states that Business and Professional Offices are required <br />to provide one (1) parking space for each 250 square feet of gross floor area, and one (1) <br />parking space for each 1,000 square feet of floor area for other Business & Industry and <br />Wholesaling & Warehousing uses. Based on these criteria one-hundred and fifty-one (151) <br />parking spaces are required by the Code. As proposed, the parking lot contains 190 total <br />parking spaces. <br /> <br /> <br />
