Setbacks <br /> <br />The minimum structure setbacks in the I-1 District for principal buildings are 55 feet for the front <br />yard, 20 feet for the rear yard, and 20 feet for the side yard. For accessory structures, such as a <br />parking ramp, the rear and side yard setback is reduced to 10 feet. The approved PUD requires a <br />50-foot structure setback along all exterior property lines of the campus, including what is <br />technically the rear yard along the northwest property line. <br /> <br />Lot 2 would maintain the 50-foot setback on all sides of the property except along the dividing <br />line with Lot 1 where the side yard setback would be maintained in accordance with the <br />underlying zoning requirements for principal and accessory structures. The Campus Master Plan <br />includes two proposed parking ramps that would be located more than the 10-foot requirement <br />for accessory structures from this property line. All proposed principal structures on Lot 2 would <br />meet the 20-foot setback requirement. <br /> <br />Lot 1 would maintain a 50-foot setback along Hamline Avenue North, County Road F, and its <br />northern property line. Along the lot line with Lot 2, a minimum 10 foot setback would need to <br />be maintained for accessory structures and a 20-foot setback for principal structures. At this time, <br />there are no new structures proposed for Lot 1. All existing structures on Lot 1 meet these <br />setback requirements. <br /> <br /> <br />Section 1325 – General Regulations <br /> <br />A. Parking <br /> <br />The existing Buildings A, B, and C on Lot 1 are comprised of approximately 90 percent office <br />space and 10 percent manufacturing space. The Zoning Code requires that one parking space per <br />250 square feet of office floor area and one parking space per 1,000 square feet of manufacturing <br />floor area be provided. The approximately 219,304 square feet of office space would require 878 <br />associated parking stalls. The 24,367 square feet of building space in manufacturing uses <br />requires 25 additional parking stalls. The total parking requirement for Lot 1 is 903 spaces. <br />Currently, there are 916 parking stalls provided on this site.
