Lighting – Meets Requirements <br /> <br />The proposed lighting plan indicates that five (5) new lighting fixtures will be installed <br />on the eastern façade of the Caribou Coffee store. Four (4) of these fixtures will provide <br />accent lighting and one (1) will supply lighting under the canopy for the drive-up window <br />(Attachment D). <br /> <br />F. Additional Design standards to modifications in the B3 District <br /> <br /> The City has in place additional design standards for new development, redevelopment, <br />and modifications to existing sites in the B3 District. Because the proposal includes <br />minor modifications to the property’s exterior and parking lot, most of the City’s design <br />standards do not apply. The proposed plan for the project indicates that the drive-up <br />window addition would be constructed with masonry units to match the existing structure <br />and that an awning would be constructed over the pick-up window. For further details on <br />the proposed design and exterior materials, see Attachment D. <br /> <br />G. Off Street Parking Spaces – Meets Requirements <br /> <br />Within the B-3 Service Business District the Zoning Code requires one (1) parking space <br />for every 150 square feet of gross retail floor space. With approximately 70,000 square <br />feet of retail space between Shannon Square Shoppes and Cub Foods, 467 parking spaces <br />would be required. There are currently 510 parking spaces on site and if the proposed <br />amendment is approved the number of stalls would be reduced to 494. The Shannon <br />Square retail center has a shared parking agreement with the Cub Foods to the north, and <br />both properties are owned and managed by Inland Shannon Square, LLC. Parking is not <br />anticipated to be negatively impacted in this case because of the amount of remaining <br />parking stalls within the development. <br /> <br /> <br /> <br /> <br />H. Vehicle Stacking – Flexibility Requested <br /> <br />The Zoning Code requires fifteen (15) vehicle stacking spaces for Fast Food Restaurants <br />with customer pick-up windows. The plan indicates that twelve (12) vehicle stacking <br />spaces are proposed within the drive-thru lane. It is not expected that the reduction in <br />stacking spaces from fifteen (15) to twelve (12) will have any significant impact on the <br />remaining parking area or vehicle circulation within the site. <br /> <br /> Zoning Code Proposed Development <br />Vehicle Stacking 15 12 <br /> <br /> Zoning Code Existing Proposed Development <br />Off Street Parking 467 510 494
