Chapter 13, Zoning Regulations Review <br /> <br />Section 1320 – District Provisions (R-2 Single & Two Family Residential District) <br /> <br />A. Lot Area & Dimensions <br /> <br />The applicant is proposing to subdivide the property into seven (7) single-family lots. As <br />proposed, Lot 1 has a size of 44,483 square feet and Lots 2-7 have a size of 27,202 square <br />feet. The Zoning Code requires a minimum lot size of 11,000 square feet in the R2 District. <br />All lots within the Valentine Bluff subdivision meet the requirements required for lot area. <br /> <br />The Code also requires individual lots in the R-2 Zoning District to have a street frontage of <br />at least 85 feet, and a lot depth of at least 120 feet. Lot frontage is measured at the minimum <br />front yard setback, which allows homes to be constructed on a radius, such as on a cul-de-sac <br />or curve. Floor Area Ratio (FAR) <br /> <br />The FAR is the sum of the gross horizontal area of all floors of a building as measured in <br />square feet from the exterior sides of the exterior walls, but not including covered porches; <br />decks; any space where the average floor-to-ceiling height is less than six feet; attached or <br />detached garages; and other detached accessory structures. <br /> <br />The R-2 Zoning District allows a FAR up to 30% for a residential structure in this district. <br />The applicant has indicated that all lots within the development will not exceed this Code <br />requirement. The diagram below provides an example of the City’s existing FAR <br />requirement of 30% when applied to the Valentine Bluff development. <br />
