Traffic Study <br /> <br />A traffic study for this site was originally conducted back in December of 2014, for the <br />Valentine Cove development proposal. The new proposal for Valentine Bluff indicates that <br />lots would have direct access to County Road E2. The updated list of conclusions and <br />recommendations provided by SRF Consulting regarding the Valentine Bluff development <br />has been provided in Attachment F. The complete traffic study from December of 2014, has <br />been provided in Attachment G. <br /> <br />The traffic study that was completed by SRF Consulting concluded the following: <br /> <br />1) The proposed number of single-family dwelling units has changed from eight (8) units to <br />seven (7) units from the previous analysis. No significant impacts to the previous <br />analysis and/or traffic operations are expected. <br />2) Realign the western driveway between Lot 1 and 2 across from New Brighton Road to <br />reduce the intersection/driveway skew. The north and south through lanes from New <br />Brighton Road should align with the driveway if possible. <br />3) Consider signing the driveway between Lot 1 and 2 as “private” to avoid driver <br />confusion. <br />4) Restripe the south approach of the County Road E2/New Brighton Road intersection to <br />include a northbound shared left-/through lane and a dedicated right-turn lane. <br />5) Remove the crosswalk on County Road E2 which is currently located approximately 100 <br />feet east of the County Road E2/New Brighton Road intersection. <br />6) Extend the trail connection to the County Road E2/New Brighton Road intersection and <br />add a crosswalk on the west side of the intersection. <br /> <br /> <br />6. Additional Review <br /> <br />A. Building Official & Fire Marshal <br /> <br />The Building Official and Fire Marshal have reviewed the application and do not have any <br />objections to the proposed project. All final plans will be subject to the Building Official and <br />Fire Marshal’s approval prior to the issuance of any permits. <br /> <br /> <br />
