ARDEN HILLS PLANNING COMMISSION – May 6, 2015 13 <br /> <br />5. The submitted survey was prepared by a registered land surveyor and meets the City <br />requirements. <br />6. The proposed lots at 3517 Siems Court and 3535 Siems Court meet the underlying <br />requirements of the R-1 District for lot area and dimensions, structure coverage, and <br />landscape coverage. <br />7. The proposed Minor Subdivision would not create any new or increase existing <br />nonconforming setbacks for structures on the property at 3517 Siems Court or 3535 <br />Siems Court. <br />8. The proposed Minor Subdivision is in conformance with Section 1330 – Shoreland <br />Regulations of the Zoning Code. <br />9. The proposed Minor Subdivision would not be detrimental to the public welfare or <br />injurious to adjacent tracts in the area in which the subdivision tract is located. <br />10. The proposed Minor Subdivision is in conformance with all requirements of the <br />Subdivision Ordinance. <br />11. All required application fees have been paid. The park dedication requirements under <br />Section 1130.08 of the Subdivision Ordinance do not apply in this case. <br /> <br />Associate Planner Bachler stated that based on the submitted plans and findings of fact, staff <br />recommends approval of Planning Case 15-010 for a Minor Subdivision at 3517 Siems Court. If <br />the Planning Commission recommends approval of this request, staff is recommending the <br />following four (4) conditions be included with the approval: <br /> <br />1. The applicant shall record the Minor Subdivision with Ramsey County and a copy shall <br />be provided to the City within 180 days of the City’s approval. <br />2. The property owner at 3517 Siems Court will work with the Public Works Department to <br />provide easements for existing public utility lines on the property as well as the standard <br />12-foot drainage and utility easement centered along the property perimeters. <br />3. Monuments or stakes shall be installed to demarcate the new side property line between <br />3517 Siems Court and 3535 Siems Court. <br /> <br />Associate Planner Bachler reviewed the options available to the Planning Commission on this <br />matter: <br /> <br />1.
