Warming House Status Memo <br /> March 31, 2006 <br /> Page 4 of 5 <br /> Valentine Park • <br /> Attendance: <br /> Attendance at this park has always been low; however, the numbers continue to decline. The <br /> attendance went from 216 users last winter to 114 this winter. The mild winters have made <br /> maintaining the ice difficult at this park. <br /> Building Condition: <br /> The area where the warming house is located floods every spring due to the fact that it is at a <br /> lower elevation than Lake Valentine and the ice rink. Every year after the spring flood, the <br /> warming house must be cleaned, disinfected and rotted wood and insulation removed. This <br /> requires the Operations and Maintenance Department to completely clear out the building in <br /> order to spray and clean the inside. The yearly flooding that occurs has begun to cause long term <br /> maintenance issues and has affected the building's structural integrity. <br /> (1) OPTION A: Tear down the existing warming house and do not replace. <br /> The rink would remain open without a warming house. The rink would be <br /> maintained by the Operations and Maintenance staff. A timer could be installed on <br /> the rink lights for automatic turn on and off. Staffing costs for each site are budgeted <br /> at approximately $2,656.29 per rink. This considers wages for all hours possible <br /> throughout the season and FICA: <br /> 318.50 possible hours(maximum days open) • <br /> x $7.75 average of hourly wages <br /> $2,468.38 <br /> x 1.0765 for FICA (employer portion) <br /> $2,656.29 <br /> Therefore, if we did not staff Valentine Park,we would save approximately$2,656.29 <br /> each season. <br /> The estimated cost for this option: $1,708.00 which includes the one time fee of <br /> $285.00 for a 20 yard dumpster plus $1,423.00 for the one time cost of the <br /> electrical relocation from the building to the pole. Figures for the tear down do <br /> not factor in labor costs. <br /> (2) OPTION B: Tear down the existing building and bring in a mobile unit each winter. <br /> • Electrical Relocation: 1,423.00(one time fee) <br /> • Tear Down: $285.00 for 20 yard dumpster(one time fee) <br /> • Rental of a mobile unit: $379.70/month (approx. $1,139.10/season) <br /> • Delivery/set up fee of$210.00. • <br />
