R-1 Regulations, Existing Conditions, and Proposed Redevelopment <br /> <br />A. Lot Size & Dimensions <br /> <br />The lot is 12,155 square feet in size with <br />approximate dimensions of 65 feet in <br />width by 187 feet in depth. Although the <br />total square footage of the lot meets the <br />requirements in the R-2 Zoning District, <br />the actual dimensions of the lot do not <br />meet the minimum size requirements. <br /> <br />B. Structure Setbacks – Variance Required <br /> <br />The existing and proposed (replacement) <br />accessory structures do not meet the east <br />side yard setback requirement for <br />accessory structures the R-2 Zoning <br />District. In the R-2 Zoning District, a <br />minimum side and rear yard setback of ten <br />(10) feet is required for accessory structures. The existing non-conforming accessory <br />structure is approximately five (5) feet from the east side property line and approximately <br />eighty-five (85) feet from the rear property line. As proposed, the new accessory <br />structure would maintain the five (5) foot encroachment into the east side yard setback <br />requirement, thus creating a five (5) foot setback between the structure and the east <br />property line and a rear setback of approximately sixty-eight (68) feet. All other setbacks <br />would conform to the district requirements. <br /> <br />C. Lot Coverage – Meets Requirements <br /> <br />The proposed structure and landscape coverage on the property would be in conformance <br />with the lot coverage requirements of the R-2 Zoning District. The maximum structure <br />coverage is 25%, maximum impervious coverage is 35%, and the minimum landscape <br />coverage is 65%. <br /> <br /> Proposed Structure Coverage = 17.31% <br />Proposed Impervious Coverage = 29.89% <br /> Proposed Landscape Coverage = 70.11% <br /> <br /> <br />Applicable R-2 Lot Requirements <br />1.
