ARDEN HILLS SPECIAL CITY COUNCIL WORK SESSION – DECEMBER 5, 2016 3 <br /> <br />He believed that his units were very efficient which led residents to require less square footage. <br />He discussed the proposed square footages for the alcove and one-bedroom units. <br /> <br />Councilmember Wicklund questioned what rental rates would be for the units in Arden Hills. <br /> <br />Mr. Lux reported the average rental rate would be $1.80 per square foot, however, he anticipated <br />the alcove units would have a slightly higher rate per square foot. He explained that the units he <br />was proposing to build were unlike any other units available in Arden Hills. He clarified that just <br />because he was proposing to have smaller unit sizes, the building itself would not be low income. <br /> <br />Councilmember Holmes asked what the difference was between a studio and alcove apartment. <br /> <br />Mr. Lux stated an alcove apartment was slightly smaller than a studio apartment. <br /> <br />Councilmember Holmes understood that eStreet flats has had great success with their studio <br />apartments. <br /> <br />Councilmember Holden believed the developer should abide by the unit sizes established within <br />the TRC, noting all of the numbers could flex by 10%, per the language within the code. <br /> <br />Councilmember Wicklund commented this would work for each of the proposed unit sizes, <br />except the efficiency units. <br /> <br />Mr. Lux requested clarity on this issue. <br /> <br />Councilmember Wicklund supported the language within the TRC, as mentioned by <br />Councilmember Holden, and allowing the developer to build 475 square foot alcove units. <br /> <br />Councilmember Holmes asked if the senior independent units met the proposed unit sizes. <br /> <br />Ms. Kvilvang reported this was the case. <br /> <br />Councilmember Holden was concerned with the proposed size of the alcove apartments. <br /> <br />Mayor Grant recommended the apartment size information be listed within the TRC as was done <br />within City Code and note that the numbers could deviate by 10%. <br /> <br />Further discussion ensued regarding the apartment sizes within the Town Center. <br /> <br />Councilmember Holmes and Councilmember McClung supported 25% of the units being under <br />550 square feet. <br /> <br />Mr. Lux commented on market trends for apartment units stating urban and suburban needs were <br />both calling for smaller unit sizes. <br /> <br />Councilmember Wicklund stated he could support the 25% as well. <br />
