The Phase 2 building is one- <br />story in height and 50 percent of the new trees would need to be 2.0” – 3.0” in size, 30 percent <br />3.5” – 4.0”, and 20 percent 4.5” – 6.0”. The landscape plan indicates the new trees for the Phase <br />2 building would satisfy this requirement. <br /> <br />Trees along Street Frontage – Exceeds Requirements <br />The City Code requires that a minimum of one tree be planted along the right of way for every <br />40 feet of street frontage. Phase 2 will have approximately 259 feet of frontage along Red Fox <br />Road. A total of 7 trees along the right of way are required. The Landscape Plan shows 9 trees <br />along this street frontage. <br /> <br />Perennials and Shrubberies – Meets Requirements <br />The City Code requires that at least ten percent of the total landscaped area shall be covered with <br />perennials and/or shrubbery. This requirement is evaluated with each phase as the developer <br />proposes a detailed landscape plan. The Master Plan has 65,760 square feet of landscape <br />coverage, of which 6,576 square feet will be required to be planted with perennials. Phase 1 of <br />the development included 2,824 square feet of plantings and Phase 2 will include 402 square feet <br />for a total of 3,226 square feet. With Phase 3, the developer will need to provide an additional <br />3,350 square feet of perennial or shrubbery plantings to meet the ten percent planting <br />requirement. <br /> <br />Planting Islands – Flexibility Requested <br />At least ten percent of a parking area must be occupied by planting islands that are at least 150 <br />square feet in size and have at least one tree. The planting islands appear to meet the size <br />requirements and all islands include a tree or perennial plantings. The proposed amendment <br />would increase the portion of the parking lot comprised of planting islands from 9.3 percent to <br />9.95 percent. <br /> <br />Tree Selection – Meets Requirements <br />The proposed Maple, Aspen, Linden, and Crabapple trees are appropriate for urbanized locations <br />and should grow in their proposed locations. <br />
