The <br />Master Site Plan includes pedestrian walkway connections between the principal buildings on the <br />site. Pedestrian connections would also be provided to the development from the public <br />sidewalks on Lexington Avenue and Red Fox Road. <br /> <br />Bicycle Parking – Meets Requirements <br />For commercial properties, one bicycle parking space is required for every 20 automobile <br />parking spaces. In this case, nine bicycle parking spaces are required for Phase 2. The applicant <br />has included a bicycle parking area on the north side of the building in a visible and accessible <br />location. The submitted plans do not indicate the design of the bicycle parking. This will be <br />evaluated at the time the building permit is submitted to ensure sufficient parking is provided. <br /> <br /> <br />3. Sign Code – Chapter 12 <br /> <br />A. Freestanding Signage – Flexibility Requested <br /> <br />The site is located in Sign District 5. Each property is allowed one freestanding sign measuring <br />up to 100 square feet in area and not exceeding 16 feet in height. The applicant has proposed a <br />monument sign on Red Fox Road just west of the principal entrance. The sign would measure 26 <br />feet in height and have a total sign copy area of 171.9 square feet. Monument signs in Sign <br />District 5 must have a solid base of brick or rock-faced block. The material of the base must also <br />extend at least one-half way up the sides of the sign face. The proposed monument sign would sit <br />on cast stone and brick would extend one-half way up one side of the sign. <br /> <br />FREESTANDING <br />Sign District 5 Permitted Proposed <br />Type Monument Monument <br />Maximum Copy Area 100 sq. ft. 171.9 sq. ft. <br />Maximum Height 16 feet 26 feet <br /> <br />Roberts Management has requested additional height and area for the sign to increase its <br />visibility from the Lexington Avenue and Red Fox Road intersection. Additionally, the <br />application notes that the property owner would limit the amount of wall signage each tenant is <br />allowed to less than what is permitted by the Sign Code. In exchange for the wall signage <br />reduction, the applicant is requesting a larger freestanding sign. A rendering of the proposed sign <br />as seen from Lexington Avenue is included in Attachment F. <br /> <br />Staff believes that the proposed height and size of the sign is excessive given the development <br />context along Red Fox Road.
