ARDEN HILLS CITY COUNCIL—APRIL 24, 2017 8 <br /> Councilmember Holden stated she would like to see the rear elevation of the building broken up <br /> or that the colors be varied in some way. <br /> Mr. Roberts commented on the parking that would be available within the development. He <br /> requested the proposed amount of parking remain in place to allow him to attract restaurant and <br /> retail uses. <br /> Mayor Grant requested further information on the phasing of the Phase 11 project. <br /> Mr. Roberts discussed the phasing of this project noting after he received City approval the <br /> existing building on the site would be demolished, the site would be prepped and graded and work <br /> would be done on the parking lot. He anticipated construction would begin in the spring of 2018 <br /> and tenants would occupy the building in the fall of 2018. <br /> Councilmember Holden commented the site was lacking landscaping and asked if the applicant <br /> could add additional trees or shrubs to the site. She suggested trees be added along the western <br /> property line. <br /> Mr. Roberts stated he would take this into consideration but noted there were overhead power <br /> lines in this area. He indicated shrubs may be a better fit for this area. <br /> Mayor Grant explained he wanted to be sure the development had enough parking. He was glad <br /> to hear the project would be phased to assist with parking concerns for Phase I. <br /> Councilmember Scott indicated he attended the Planning Commission meeting and he supported <br /> the additional monument sign height and also supported the slight increase in the wall signage. <br /> Mayor Grant agreed and stated he would like to see the signage remain consistent between the <br /> phases of these developments. <br /> Councilmember McClung thanked Mr. Roberts for addressing the west elevation of the building <br /> and believed it was drastically improved from the original plans. He suggested the west elevation <br /> be broken up even more by adding an architectural element to the rear of the building. <br /> Mr. Roberts stated he supported this recommendation. <br /> MOTION: Councilmember McClung moved and Councilmember Holmes seconded a <br /> motion to approve Planning Case 17-008 for a Master Planned Unit <br /> Development Amendment and Final Planned Unit Development at 3771 and <br /> 3833 Lexington Avenue North and 1120 Red Fox Road, based on the findings <br /> of fact and submitted plans, as amended by the 16 conditions in the April 24, <br /> 2017,Report to the City Council. <br /> Councilmember Holmes recommended that Condition 16 be amended to allow for up to 80 <br /> square feet of wall signage for the end cap units. <br />
