B. Lot Dimensions—Meets Requirements <br /> The Code requires parcels within the I-1 Limited Industrial District to have a street frontage of at <br /> least 100 feet and a lot depth of at least 130 feet. Lot frontage is measured at the minimum front <br /> yard setback, which allows buildings to be constructed on a radius, such as on a cul-de-sac or <br /> curve. Three of the four lots exceed these requirements. Parcel 2 (4293 Lexington Avenue) has <br /> approximately 83 feet of frontage on Cummings Park Drive. This is an existing lot that was <br /> previously approved by the City and the lot width is not relevant to the proposed project. <br /> C. Building Coverage and Landscaped Lot Area—Meets Requirements <br /> The Arden Hills Corporate Center is comprised of four separate lots. The site as a whole is <br /> expected to conform to the structure and landscape coverage requirements for the I-1 District <br /> while individual lots within the PUD may exceed the underlying zoning requirements. The <br /> proposed expansion of the parking lot will decrease the overall landscaping coverage from 51.8 <br /> to 50.0 percent. Within the I-1 District, the City Code permits a minimum landscaping coverage <br /> of 35 percent. The total structure coverage on the site is currently approximately 16 percent. The <br /> I-1 District allows for a maximum structure coverage of 30 percent.
