F. Setbacks —Meets Requirements <br /> The minimum setback for principal buildings in the I-1 District is 55 feet in the front yard, and <br /> 20 feet in the rear and side yards. In planned unit developments, the building setbacks from the <br /> internal lot lines are less of a concern. The primary concern is the setback measurement from <br /> Lexington Avenue, Cummings Park Drive, and the adjacent properties to the west and north of <br /> the site. The existing structures on the site meet all of the required setback requirements. No <br /> modifications to the current structures are proposed as part of this application. <br /> Section 1325— General Regulations <br /> A. Tree Preservation—Section 1325.055 —Meets Requirements <br /> The applicant submitted a Site and Removals Plan and a Landscaping Plan as part of their tree <br /> preservation and mitigation requirements. The following table outlines these numbers and the <br /> additional requirements of the tree preservation ordinance pertaining to tree removal and tree <br /> mitigation regulations. <br /> Caliper Inches Number of Trees <br /> Proposed Removal 571 22 <br /> Replacement Trees Required 286 Replacement Trees Proposed 287 78 <br /> A variety of trees species and tree sizes are proposed to be planted. Requirements for Parking, Loading, and Circulation— Section 1325.06 <br /> Area and Dimensions of Each Parking Space—Meets Requirements <br /> The Zoning Code requires individual parking stalls to be at least 9 feet in width and 18 feet in <br /> length.All of the new parking stalls shown on the Site Plan conform to this standard. <br /> Location of Parking Spaces Meets Requirements <br /> The minimum parking lot setback in the I-1 District is 5 feet from any property line. For a PUD, <br /> this setback is measured from the external lot lines and not the internal lot lines.
