Floor Area Ratio (FAR) – Meets Requirements <br /> <br />The FAR is the sum of the gross horizontal area of all floors of a building as measured in <br />square feet from the exterior sides of the exterior walls, but not including covered porches; <br />decks; any space where the average floor-to-ceiling height is less than six feet; attached or <br />detached garages; and other detached accessory structures. FAR is calculated by dividing the <br />sum of all gross horizontal floor areas by the square footage of the lot. <br /> <br />Within the I-1 – Limited Industrial District, properties are permitted a total FAR of up to <br />60%. Phase 2 of the project proposes a new four (4) story office building with an additional <br />155,000 square feet. Building Height – Flexibility Requested <br /> <br />The maximum building height within the I-1 – Limited Industrial District Zoning District is <br />thirty-five (35) feet. In this case, flexibility in building height is being requested for Phase 2 <br />of the project as the new office building is proposed at fifty-six (56) feet in height.
