Land Use – Meets Requirements <br /> <br />The proposed use of the property would be classified as a hotel under Section 1305.04 of the <br />Zoning Code. Hotels are a permitted use in the B-3 District. <br /> <br />B. Lot Size, Building Coverage, and Landscaping – Flexibility Requested <br /> <br />The minimum lot size in the B-3 District is 13,000 square feet. The existing property is 88,876 <br />square feet in size. No more than 40 percent of the total lot area may be covered by structures. In <br />this case, the hotel would have a footprint of 16,578 square feet, or approximately 18.65 percent <br />of the total area. <br /> <br />The Zoning Code requires properties in the B-3 District to maintain a minimum landscape lot <br />area of 25 percent. Landscaping is defined as all plantings, including trees, grass, and shrubs. <br />The proposed plans indicate a landscapes area of 16,598 square feet, or 18.68 percent of the lot <br />area.
