Chapter 13, Zoning Code Review Section 1320 – District Provisions A. Land Use – Meets Requirements The proposed use of the property would be classified as a hotel under Section 1305.04 of the Zoning Code. Hotels are a permitted use in the B-3 District. B. Lot Size, Building Coverage, and Landscaping – Flexibility Requested The minimum lot size in the B-3 District is 13,000 square feet. The existing property is 88,876 square feet in size. No more than 40 percent of the total lot area may be covered by structures. In this case, the hotel would have a footprint of 16,578 square feet, or approximately 18.65 percent of the total area. The Zoning Code requires properties in the B-3 District to maintain a minimum landscape lot area of 25 percent. Landscaping is defined as all plantings, including trees, grass, and shrubs. The proposed plans indicate a landscapes area of 16,598 square feet, or 18.68 percent of the lot area. The applicant has requested flexibility though the PUD process for the reduced landscape lot area. C. Height – Flexibility Requested The maximum building height in the B-3 District is 35 feet. The proposed hotel would be five stories and have a height of 57 feet – 11 ½ inches at the building roof line. A parapet along the Proposed Master PUD (Sq. Ft.)
