Portions of the <br />building would have parapets extending further above the roof line between 6 feet – 8 inches and <br />12 feet. These parapets would provide screening for roof-mounted mechanical equipment and <br />architectural accenting. The Zoning Code allows for parapets to extend 4 feet above a building <br />roof and for mechanical equipment and enclosures to extend 12 feet. <br /> <br />The applicant has requested flexibility though the PUD process for the additional building and <br />parapet height. The application narrative notes that the property abuts Interstate 694, a <br />stormwater pond to the northwest, and two vacant properties to the south and east. The narrative <br />also states the building would be centered on the site to minimize impacts on adjacent properties. <br /> <br />D. Setbacks – Meets Requirements <br /> <br />The minimum front yard setback for principal buildings in the B-3 District is 50 feet and the rear <br />and side yard setback is 20 feet. Floor Area Ratio – Flexibility Requested <br /> <br />The floor area ratio (FAR) is calculated by dividing the sum of a building’s floor area by the lot <br />area. The B-3 District permits a maximum FAR of 0.8. The proposed hotel would have a gross <br />square footage of 79,241 square feet. Given the lot area of 88,876 square feet, the proposed FAR <br />would be 0.89. <br /> <br />The applicant has requested flexibility though the PUD process for the increased FAR for the <br />site. The application narrative notes that the additional floor area is needed to provide the <br />preferred number of guestrooms for the hotel. <br /> <br />Section 1325 – General Regulations <br /> <br />A. Accessory Structures – Section 1325.01 – Flexibility Requested <br /> <br />A trash enclosure is proposed at the north end of the site adjacent to Interstate 694. The enclosure <br />would be 18 feet by 18 feet for an overall area of 324 square feet. The enclosure would be <br />constructed of brick to match the brick used on the hotel building.
