The trash enclosure would be setback approximately 5 feet from the northern <br />property line along Interstate 694. <br /> <br />B. Landscaping and Tree Preservation – Section 1325.05 Subd. 1 and 1325.055 <br /> <br />Minimum Caliper Inches and Tree Ratio – Flexibility Requested <br />The Zoning Code requires a minimum number of new tree plantings based on the gross square <br />footage of the building. The minimum caliper inch requirement is determined by dividing the <br />gross square footage by 320. Given the proposed square footage of 79,241 square feet, 247.6 <br />caliper inches of tree plantings would be required. <br /> <br />Additionally, the Tree Preservation Plan indicates that 192.8 caliper inches of significant trees <br />will be removed. The mitigation requirement for the removal is 85.7 caliper inches. Between the <br />new tree plantings and the mitigation requirements, a total of 333.3 caliper inches are required. <br />The Landscape Plan shows 58 new trees totaling 141 caliper inches. The building is five-stories in <br />height and 20 percent of the new trees would need to be 2.0” – 3.0” in size, 50 percent 3.5” – <br />4.0”, and 20 percent 4.5” – 6.0”. The landscape plan indicates that 8 trees would be 2.0” in size <br />and 50 trees would be 2.5” in size. <br /> <br />The applicant has requested flexibility though he PUD process for a reduction in the required <br />minimum caliper inches of new tree plantings given the limited space to install new trees. The <br />applicant has noted that they will seek larger sized trees at the time of planting to help address <br />the caliper inch deficiency. <br /> <br />Trees Along Street Frontage – Meets Requirements <br />The Zoning Code requires that a minimum of one tree be planted along the right-of-way for <br />every 40 feet of street frontage. The property has approximately 135 feet of frontage along <br />Northwoods Drive and four trees would be required. The landscape plan shows four existing or <br />new tree plantings along Northwoods Drive.
