Parking stalls would be setback 5 feet from the Interstate 694 right-of-way line <br />and the southern property line. Along the eastern and northwestern property lines, parking stalls <br />would be setback 3 feet. Flexibility is requested through the PUD process to allow for the 2 foot <br />encroachment into the parking lot setback from these two property lines. The property to the east <br />is currently vacant and the property to the northwest is occupied by a regional stormater retention <br />pond. <br /> <br />Driveway – Meets Requirements <br />The site is currently accessed by one driveway on Northwoods Drive. The development proposal <br />would shift this driveway to the south. No additional driveways are proposed at this time. <br />Commercial driveways on City streets must be between 22 and 32 feet in width. The proposed <br />driveway width would be 27 feet. <br /> <br />Off-Street Parking Spaces Required - Flexibility Requested <br />Parking requirements are determined by the specific types of land uses proposed for a site. <br />Hotels are required to provide one off-street parking stall per unit, plus one stall for each <br />employee. The Marriot hotel would have 139 units and approximately 12 employees for a total <br />of 151 required stalls. The application narrative notes that the proposed number of stalls is <br />consistent with industry standards. <br /> <br />2. B-3 District Design Standards – Section 1325.05 Subd. 8 <br /> <br />Building Materials – Flexibility Requested <br />The Zoning Code requires that at least 75 percent of the exterior building materials be comprised <br />of one or any combination of the following: brick or tile masonry, stone, decorative concrete <br />plank, or transparent glass. The first two floors of the building would largely be comprised of <br />brick, stone, and transparent glass. The upper floors include brick, EIFS, and transparent glass. In <br />total, brick, stone, and transparent glass would make up 56.6 percent of the façade area. <br />
