EIFS would be restricted to <br />the third story of the building and above. <br /> <br />Building Design – Flexibility Requested <br />The building design section of the B-3 District design standards includes several provisions <br />meant to ensure that the arrangement, massing, and colors of a building work to create a high <br />quality development that is responsive to existing development in the district. <br /> <br />At least 50 percent of the largest building on the site is required to be constructed at the 50-foot <br />front yard setback line. The proposed hotel would be located 76 feet from the front property line. <br />Since the lot narrows towards Northwoods Drive, placing the building at the front setback line <br />would not be the optimal placement for the development. <br /> <br />Façade treatment must be carried around all sides of the building. The proposed design includes <br />similar building materials and architectural features on the four sides of the hotel. The façades <br />are broken up at regular intervals using articulation and variation in building materials. Multi- <br />level buildings are required to distinguish the ground level from upper floors. The proposal <br />would accomplish this through the use of different building materials in the first two floors <br />compared to the upper level floors. <br /> <br />Commercial Façade Transparency – Flexibility Requested <br />The design standards include façade transparency requirements for commercial buildings. These <br />standards were developed with store front retail businesses in mind, and are not necessarily <br />appropriate for hotels. At least 50 percent of the first level building façade that fronts a public <br />street must be transparent, and at least 20 percent of the remaining sides that are reasonably <br />visible from the public right-of-way must include window coverage. The hotel would include <br />more extensive window coverage on the ground floor with consistent window coverage on floors <br />two through five. Window coverage would comprise 11 percent of the total façade area. <br /> <br />Building Color – Meets Requirements <br />Buildings are required to use muted exterior colors, such as brown, gray, tan, beige, or dark <br />green, blue or red. The proposed building colors are brown, gray, tan, and dark blue. <br /> <br />Site Furnishing and Seating Areas – Meets Requirements <br />Site furnishings are required to be provided based on the scale of the project. The proposal <br />includes a sun deck and a patio area for hotel guests. Landscaping is proposed adjacent to the <br />lobby entrance. <br /> <br />Screening – Meets Requirements <br />The Zoning Code requires that trash equipment and containers be fully enclosed and integrated <br />into the architecture of the building. The trash enclosure for the building would be located at the
