Of the <br />143 stalls, only 26 stalls would be located between the building and right-of-way. For the <br />remaining stalls, approximately half would be located in the side yards and half in the rear yard <br />of the property. <br /> <br />Planting areas are required to shade parking lots and provide screening from adjacent public <br />streets. The landscape plan shows extensive tree plantings along the perimeter and within the <br />parking lot that will provide sufficient shading. Four trees would be located along Northwoods <br />Drive to provide screening. <br /> <br />Pedestrian and Bicycle Circulation – Meets Requirements <br />Sites must be designed to accommodate the safe mobility of pedestrians and bicyclists. The site <br />plan shows a concrete sidewalk around the entire perimeter of the hotel that will provide a safe <br />walkway for pedestrians from the parking lot to the hotel entrance. <br /> <br />A new sidewalk at the southwest corner of the site in the Northwoods Drive right-of-way is also <br />shown on the site plan. There is not an existing sidewalk on Northwoods Drive that this sidewalk <br />segment would connect to, but as private development occurs within this area the sidewalk <br />network will be expanded to the site. <br /> <br />Bicycle Parking – Flexibility Requested <br />For commercial properties, one bicycle parking space is required for every 20 automobile <br />parking spaces. In this case, 8 bicycle parking spaces are required. The site plan does not indicate <br />any bicycle parking would be provided. Considering the proposed hotel use is not likely to <br />generate significant demand for bicycle parking, staff is recommending as a condition of <br />approval that four bicycle parking spaces be provided. <br /> <br />3. Sign Code – Chapter 12 <br /> <br />A. Freestanding Signage – Flexibility Requested <br /> <br />The site is located in Sign District 7. Each property is allowed one freestanding sign measuring <br />25 square feet in area and not exceeding 8 feet in height. Since the property has frontage on two <br />public roadways, an additional freestanding sign with an area of 12.5 square feet is permitted. <br /> <br />There are two existing freestanding signs on the property: one on Northwoods Drive and the <br />second along Interstate 694.
