Additionally, the proposed <br />hotel would have a larger overall façade area and greater building height than other buildings in <br />the area, supporting the need for additional wall signage. The Sign Plan included in Attachment <br />E indicates the wall signs are designed to be proportional to the building size. <br /> <br />4. Stormwater Management <br /> <br />The existing office development utilizes the pond located on the adjacent property at 3928 <br />Northwoods Drive for stormwater drainage purposes. This pond is located on property owned by <br />Health Partners, but it was originally designed to serve multiple properties within the area. The <br />proposed development would continue to use the pond for stormwater drainage. The applicant <br />has submitted a Stormwater Management Plan and is working with the City Engineer and Rice <br />Creek Watershed District (RCWD) to ensure that pond has adequate capacity for the proposed <br />development. The City will require a copy of the approved RCWD permit for the project before <br />issuing any City permits. <br /> <br />5. Traffic Impacts <br /> <br />Section 1325.05 Subd. 8 of the Zoning Code states that a traffic study shall be completed for all <br />redevelopment projects in the B-3 District unless waived by the City Council. The City Council <br />reviewed a Concept Plan for the proposed redevelopment at their Work Session meeting on June <br />18, 2017, and determined that a traffic study would not be required. The City Council noted that <br />the hotel use would have a similar traffic impact to the existing office use, and that peak traffic <br />times for the hotel would likely not coincide with peak traffic times for the other office and light <br />industrial businesses in the area. <br /> <br />6. Additional Review <br /> <br />City Engineer <br />The City Engineer has reviewed the submitted plans and does not have any additional comments <br />at this time. A City Grading and Erosion Control Permit will be required for this project. <br /> <br />Building Official <br />The City Building Official has reviewed the submitted plans and does not have any additional <br />comments at this time. <br /> <br />Lake Johanna Fire Department <br />The Lake Johanna Fire Marshal has reviewed the plans and noted that the Fire Department <br />Connection (FDC) must be located within 150 feet of a hydrant and at the front of the building or <br />in a visible riser room. Staff has included this requirement as a condition of approval. <br /> <br />
