The purpose of this agenda item is to <br />provide additional information on the R-1 and R-2 Zoning Districts and to request additional <br />direction from the City Council. <br /> <br />Existing Residential Zoning District Review <br /> <br />There are currently four primarily residential zoning districts in the City outside of the TCAAP <br />redevelopment area. For reference, a copy of the Arden Hills Zoning Map has been provided in <br />Attachment A: <br />• R-1 – Single Family Residential District <br />• R-2 – Single & Two-Family Residential District <br />• R-3 – Townhouse & Low-Density Multiple Dwelling District <br />• R-4 – Multiple Dwelling District <br /> <br />The majority of residential properties are zoned either R-1 or R-2 District. In general, the R-2 <br />District is located in the southwest corner of the City west of Lake Johanna and Tony Schmidt <br />Park and south of County Road E2. There are also several properties zoned R-2 on the east side <br />of Lake Josephine south of Ingerson Road. The remaining areas of the City developed as single- <br />family residential neighborhoods are zoned R-1 District. An exception is the Hunters Park and <br />Katie Lane neighborhoods, both of which are zoned R-3 District. The purpose statements for the <br />R-1 and R-2 Districts are provided in Attachment B.
