The R-2 District permits smaller lots than the R-1 District in terms of overall area and <br />width and depth. The minimum lot area provided assumes single-family residential use of the <br />property. The R-1 District has a greater side yard setback requirement than the R-2 <br />District. However, 128 of these <br />properties, or roughly 25 percent, are at least 14,000 square feet in size and have 95 feet of street <br />frontage, meeting the R-1 District minimum requirements. This calculation was based on <br />property data from Ramsey County. The County’s data provides the linear feet of street frontage <br />a lot has, but the Zoning Code requires lot width to be measured at the 40-foot front yard setback <br />line. Therefore, some of the properties with 95 feet of street frontage may not have sufficient <br />width at the front setback line to meet the R-1 requirements. This analysis also does not take into
