There are approximately 1,539 properties in the R-1 District. Of this total, approximately 420 properties have an area less than the 14,000 square foot minimum requirement for the district. R-1 and R-2 District Potential Redevelopment Staff analyzed the number of properties in the R-1 and R-2 Districts that could potentially be further subdivided and meet the minimum lot area and width requirements for that district. It should be noted there are other factors, such as topography, existing structures, and access, which may prohibit the subdivision of lots. In the R-1 District, a property would need to have a minimum area of 28,000 square feet and a minimum width of 190 feet to be subdivided into two conforming lots. Of the approximately 1,539 properties in the R-1 District, 32 lots are both 28,000 square feet or greater in size and have at least 190 feet of street frontage. Staff reviewed these properties and only 16 appear to be able to be subdivided based on other district requirements. In the R-2 District, a property would need to have a minimum area of 22,000 square feet and a minimum width of 170 feet to be subdivided into two conforming lots. Of the 530 total lots in the R-2 District, 12 lots have an area of at least 22,000 square feet and 170 feet of street frontage. Staff reviewed these 12 lots and determined only 7 appear to be able to be subdivided based on the other district requirements.
