Of this total, approximately 420 <br />properties have an area less than the 14,000 square foot minimum requirement for the district. <br /> <br />R-1 and R-2 District Potential Redevelopment <br /> <br />Staff analyzed the number of properties in the R-1 and R-2 Districts that could potentially be <br />further subdivided and meet the minimum lot area and width requirements for that district. It <br />should be noted there are other factors, such as topography, existing structures, and access, <br />which may prohibit the subdivision of lots. <br /> <br />In the R-1 District, a property would need to have a minimum area of 28,000 square feet and a <br />minimum width of 190 feet to be subdivided into two conforming lots. Of the approximately <br />1,539 properties in the R-1 District, 32 lots are both 28,000 square feet or greater in size and <br />have at least 190 feet of street frontage. Staff reviewed these properties and only 16 appear to be <br />able to be subdivided based on other district requirements. <br /> <br />In the R-2 District, a property would need to have a minimum area of 22,000 square feet and a <br />minimum width of 170 feet to be subdivided into two conforming lots. Of the 530 total lots in <br />the R-2 District, 12 lots have an area of at least 22,000 square feet and 170 feet of street frontage. <br />Staff reviewed these 12 lots and determined only 7 appear to be able to be subdivided based on <br />the other district requirements. <br /> <br />District <br />Total # of <br />Properties <br />Potential for <br />Subdivision <br />R-1 District 1,539 16 <br />R-2 District 530 7 <br /> <br />Public and Institutional Uses <br /> <br />There are several non-residential properties within the R-1 and R-2 Districts that are guided for <br />Public and Institutional uses in the City’s 2030 Comprehensive Plan (Attachment E).
