A second sign <br />is proposed to be located on the north building elevation facing County Road F and would <br />measure 6 feet by 33 feet for an area of 198 square feet. The combined area of the two signs <br />would be 438 square feet. <br /> <br /> <br /> <br /> <br /> <br /> <br />Duration <br />Under the Sign Code, the property is allowed to display a temporary sign for up to 30 days per <br />calendar year. A temporary sign advertising space for lease can be displayed until seven days <br />after the property has been fully leased. The applicant has indicated they would like to display <br />the two temporary signs from the date a sign permit is issued until November 1, 2018. <br /> <br />2. Section 1260 - Sign Standard Adjustments <br /> <br />Section 1260.01 of the Sign Code permits adjustments to sign height, number, type, lighting, <br />area, and/or location through the Site Plan Review process if criteria number 1 or 2 is met and <br />the required criteria number 3 is met: <br /> <br />1. There are site conditions which require a sign adjustment to allow the sign to be <br />reasonably visible from a street immediately adjacent to the site; or, <br /> <br />2. The sign adjustment will allow a sign of exceptional design or a style that will enhance <br />the area or that is more consistent with the architecture and design of the site; and <br /> <br />3. The sign adjustment will not result in a sign that is inconsistent with the purpose of the <br />zoning district in which the property is located or the current land use. <br /> <br />The size of permitted temporary wall signs may limit the property owner’s ability to effectively <br />advertise the availability of apartment units for rent given the size of the building and the <br />distance the building is setback from Interstate 694 and County Road F West. The additional <br />display time is requested due to the expected decrease in traffic along County Road F as a result <br />of the reconstruction project in the summer of 2018. The proposed sign adjustment is not <br />expected to result in a sign that is inconsistent with the purposed of the R-4 District. <br /> <br /> <br />Findings of Fact <br /> <br />The Planning Commission must make a finding as to whether or not the proposed Sign Standard <br />Adjustment at 1290 County Road F West meets the criteria in the Sign Code to deviate from the <br />sign regulations and if the proposed temporary signs would adversely affect the surrounding <br />Temporary Wall Signs Sign Copy Area <br />Total Permitted Signage (2 signs) 35 square feet <br />Total Proposed Signage (2 signs) 438 square feet
