The western and southern portions of the property are forested and the current <br />amount of caliper inches on the property exceeds this minimum requirements. There is no <br />additional gross square footage of building area proposed as part of the application and no new <br />tree plantings are required. <br /> <br />For sites with a building whose height is two stores, 50 percent of trees must be between 2.0 and <br />3.0 caliper inches in size, 30 percent must be between 3.5 and 4.0 caliper inches, and 20 percent <br />must be between 4.5 and 6.0 caliper inches. No new tree plantings are required as part of this <br />application. There are a variety of tree sizes within the portion of the property that is forested. <br /> <br />Trees Along Street Frontage – Section 1325.05, Subd. 1(F)(5) <br />A minimum of one tree is required along the right-of-way for every 50 feet of public street <br />frontage. There is an existing utility easement along County Road F that restricts the placement <br />of trees along this frontage. The property has approximately 500 feet of frontage on Lexington <br />Avenue and 10 trees would be required. There are numerous trees along Lexington Avenue on <br />the southern portion of the site. Two new trees would be planted on Lexington Avenue as part of <br />the development. <br /> <br />Perennials and Shrubbery – Section 1325.05, Subd. 1(F)(6) <br />The Zoning Code requires that a minimum of 10 percent of the total landscaped area shall be <br />covered with perennials or shrubbery. The majority of the approximately 165,000 square feet of <br />landscape lot area is currently forested and would remain unchanged. Approximately 3,600 <br />square feet of perennials and shrubbery would be planted within the perimeter of the private <br />parking, building, and driveway areas, or approximately 16.6 percent of this total area. <br /> <br />Planting Islands – Section 1325.05, Subd. 1(F)(7) <br />Planting islands are required to visually break up expanses of parking area. The Zoning Code <br />requires that 10 percent of the parking area be occupied by parking islands. The property does <br />not currently include planted parking islands. Two new planting islands would be constructed <br />within the northern parking area covering 1,449 square feet. The total surface parking area is <br />31,720 square feet and the planting islands would occupy approximately 4.6 percent of this total <br />area. <br /> <br />Tree Preservation – Section 1325.055 <br />A survey of the significant trees on the property was completed in January 2016 as part of a <br />previous planning case for the site (Planning Case 16-029). The survey indicates a total of 2,228 <br />caliper inches of significant trees on the property. The Tree Preservation Ordinance permits the <br />removal of up to 10 percent of the significant trees on the site, or 223 caliper inches, before <br />mitigation is required. The current proposal includes the removal of five significant trees at the <br />southeast corner of the site with an overall caliper inch total of 68. Based on the proposed <br />removal, no replacement trees are required at this time. <br /> <br /> <br />
