<br />2 <br />Streets and Sidewalks <br />Access to this property is from Stonebridge Path on the north side. The plat dedicates right-of- <br />way for four new public streets described below. All streets have a 60’ wide right-of-way and a <br />38’ wide surface (back of curb to back of curb). <br /> <br /> Stonebridge Path is extended approximately 440’ to the south boundary of the property, <br />and provides access to nine lots. A temporary cul-de-sac is proposed at the south end of <br />the street. A sidewalk is located along the east side of the street. <br />Stonebridge Path will eventually serve as a collector street for this development and <br />future development to the south. We would suggest additional sidewalk be provided on <br />the west side of Stonebridge Path, south of Boulder Pass Street. <br /> Boulder Pass Street runs east to west, and is extended approximately 1,050’ from <br />Stonebridge Path to the west boundary of the plat, and provides access to 14 lots. There is <br />sidewalk located along north side of the street, and a temporary cul-de-sac on the west <br />end of the property. <br /> Wildberry Path is a 500’ long cul-de-sac located on the north side of Boulder Pass Street, <br />and on the west side of the property. The street provides access to 14 lots. Wildberry Path <br />is designed with a 6% grade, <br /> Blue Heron Circle is a 300’ long cul-de-sac located on the north side of Boulder Pass <br />Street, just west of Stonebridge Path. This cul-de-sac is designed with a 7% grade and <br />provides access to 11 lots. <br /> <br />The plat also dedicates a 300’ long strip approximately 15’ wide as County Road 61 (Aberdeen <br />Avenue) right-of-way at the south end of the property. This right-of-way is intended to <br />accommodate a future right turn lane. <br /> <br />Access to the entire Stonebridge development is currently from Stonebridge Way, located <br />adjacent to the north side of Lot 1, Block 2, Stonebridge of Jordan 3rd Addition. Stonebridge <br />Way was intended to be a temporary access onto Aberdeen Avenue (CR 61) until a new, <br />permanent access on the property to the south is developed. Comments from Scott County <br />Transportation Services indicate the access should be closed within three years of final plat <br />approval. The staff recommends the access be closed when the property to the south, along with <br />a new access to CR 61, is developed. <br /> <br />Utilities: <br />Sanitary sewer and watermain are extended from Stonebridge of Jordan 2nd Addition to the <br />north. There is existing sanitary sewer and watermain located in the new Stonebridge Path and <br />Boulder Pass right-of-way. The City Engineer has reviewed the utility plans; specific comments <br />are identified in the attached memorandums. <br /> <br />Grading and Drainage: <br />The property was graded as part of the previous development. The property generally drains <br />from south to north. The lots along the south boundary of the plat drain to storm sewer located in <br />the street. The lots along the north side of the plat generally drain to the ponds along the north <br />boundary of the property. Drainage calculations were received on October 5, 2017, but are not
