The neighborhood meeting shall take place prior to Planning <br />Commission review. A formal neighborhood meeting notice will be provided prior to the meeting. <br /> <br />Discussion <br /> <br />Concept Plan Proposal <br /> <br />The Applicant is proposing to construct a three-story building with 120 units of senior, multi- <br />family living. The project would include a mix of independent living, assisted living, and memory <br />care units. Unit types include studio, one and two bedroom. The proposed building will include <br />62 underground parking stalls and 33 surface stalls. The proposed underground parking will be <br />designated for staff and residents. The surface parking lot will serve visitors and deliveries. <br /> <br />The City owns the land directly to the west of the subject property. Due to concerns raised from <br />the adjacent property owner to the east the Applicant is requesting to shift the building to the west. <br />The proposed location of the building would mitigate the property owners concerns. However, it <br />would require the proposed building to encroach onto City open space. The proposed construction <br />impacts would be limited to .13 acres. In return the Applicant is proposing to dedicate .43 acres <br />along the subject properties western property line to the City. The image below show the proposed <br />land swap. <br /> <br /> <br />In addition, the Applicant is proposing to participate in the funding and construction of a trail loop <br />on the existing park open space. The 2030 and 2040 Comprehensive Plan shows a future trail
