The ordinance requires <br />one (1) stalls per unit for senior independent living units; 0.75 stalls per unit for assisted living, <br />memory care and skilled nursing units. Staff <br />recommends utilizing the TRC parking requirements for residential senior independent living, <br />assisted, memory care, or skilled nursing uses as the required parking meets the demands of the <br />proposed use more adequately than the multi-family requirements. The proposed 102 parking stalls <br />should adequately support the proposed use. The maximum shift size is 20 employees and that <br />allots 82 stalls for residents and visitors. In addition, Walker Methodist is currently proposing <br />shuttle services for residents. <br /> <br />Density – Flexibility Requested <br />The R-4 district requires a minimum lot area of 3,630 square feet per unit for multi-family <br />dwellings, which equals 12 units per acre. The High Density Residential designation in the 2040 <br />Comprehensive Plan also calls for a density range of 9 -12 units per acre. The proposed <br />development includes a total of 120 units, consisting of 61 independent living units, 30 assisted <br />living units, 24 memory care units and five (5) skilled nursing care units. The 120 units are located <br />on 5.51 acres, with a proposed density of 21.78 units per acre. <br /> <br />In some ordinances, assisted living, memory care and skilled nursery units are often considered <br />less than 1 unit because of the type of use and occupants. If we apply the parking ratio for density <br />purposes (.75) the total number of units is 105.25 or 19.1 units per acre.
