The structure coverage and landscape lot area requirements would be verified at the time Building <br /> Permit applications are submitted. <br /> Building Height and Density <br /> The maximum building height in the R-2 District is 35 feet to the midpoint of the roof. Building <br /> height would be verified at the time Building Permit applications are submitted.Very Low Density <br /> Residential Land Use allows for densities of one and one-half(1.5)to three (3)units per acre. The <br /> gross lot area of the subject property prior to subdivision is 3.12 acres or 135,909 square feet. The <br /> gross net density of the proposed subdivision is 1.28 units per acre. However, the net density is <br /> 2.36 units per acre after removing the non-developable wetland area(51,330 square feet) and right <br /> of way dedication (10,791 square feet). <br /> Floor Area Ratio (FAR) <br /> Floor area is defined in City Code Section 1305.04 to mean the sum of the area of all floors of a <br /> building measured from the exterior faces of the exterior walls (for habitable spaces). According <br /> to our Zoning code, this definition excluding decks, garages, covered porches, attics, crawl spaces <br /> and basements that do not meet the minimum ceiling height per Minnesota State Building Code <br /> requirement. The FAR is obtained by dividing the sum of a building's floor area by the amount of <br /> lot area. The maximum permitted FAR in the R-2 District is 0.3. The FAR of the dwellings would <br /> be verified at the time Building Permit applications are submitted. <br /> Tree Preservation <br /> City Code Section 1325.055 outlines the Tree Preservation Ordinance. The Applicant submitted a <br /> Tree Preservation Plan that included a tree survey of the existing trees on site. The Tree <br /> Preservation Plan is reviewed by the City to assess the best possible layout to preserve significant <br /> trees and to enhance the efforts to minimize damage to significant trees. <br /> According to the Applicant, the Subject property has a total of 1,920 caliper inches of significant <br /> trees. The Applicant is proposing to remove 466 caliper inches of trees. The ordinance allows <br /> removal of 192 caliper inches without replacement. Removal of the remaining 274 caliper inches <br /> of trees requires mitigation at a ratio of 1:2 replacement, or 137 caliper inches of new trees. The <br /> Applicant is proposing to plant 10 deciduous trees at 2.5 caliper inches and 10 coniferous trees at <br /> 25 caliper inches or 50 caliper inches total.
