EXISTING CONDITIONS <br /> <br />2.1 Land Use <br />Properties located within Area 1 (Hazelnut Park Neighborhood) defined within the scope <br />section above are located in the R-2 Single & Two Family Residential District based on the <br />City’s Zoning Map. Properties within Area 2 (Lake Valentine Road) are located in the R-1 <br />Single Family Residential District. <br /> <br />2.2 Streets <br />Street pavement within the proposed improvement area are aging and exhibiting <br />characteristics of pavement distress, such as surface delamination, potholes, and moderate to <br />severe cracking. Table 1 provides a summary of existing street conditions within the project <br />area. <br /> <br />Soil boring records for the project area are provided in Appendix B. Pavement core samples <br />were collected within sections of streets with existing curb, including the west portion of <br />Jerrold Avenue, Edgewater Avenue, and Lake Valentine Road as part of a pavement forensic <br />study to develop recommendations for street pavement improvements. A copy of the <br />forensic report is provided in Appendix C. <br /> <br /> <br />* Glenpaul Avenue is designated at a Municipal State Aid Route.
