A concept review is considered advisory and is <br />nonbinding to the City and Applicant (Section 1320.14, Subd 4 of the Zoning Code). A formal <br />application will be subject to the full review process, including a public hearing with Planning <br />Commission and City Council review. The Applicant is seeking feedback from the City Council <br />on a concept plan. <br /> <br />Background <br /> <br />Nathan Fair on behalf of Landmark of Minnesota (“Applicant”) has submitted an application for <br />a Concept Plan Review of a proposed subdivision of 4370 Snelling Avenue. The Applicant is <br />proposing to construct four (4) single family detached dwellings on the approximately 55,900 <br />square foot Subject Property. The property is zoned R-1 Single Family Residential and is guided <br />as Low Density Residential Use (LDR) on the 2040 Land Use Plan. <br /> <br />Concept Plan Proposal <br /> <br />Existing Conditions <br />The Subject Property is currently the site of a single family detached home with two accessory <br />units located on a single parcel. The Subject Property has access to Snelling Avenue on the west <br />side of the property. The Subject Property is 1.28 acres according to Ramsey County data. <br /> <br />
