While the final tenants are <br />unknown at this time, the Applicant is anticipating to attract a wide variety of light industrial <br />tenants with uses including office, manufacturing, research and development, and/or warehousing. <br />The Applicant is requesting flexibility to increase this requirement for warehousing and <br />wholesaling to 85 percent and the remaining 15 percent dedicated to non-warehouse uses such as <br />a combination of uses including-but-not-limited-to office, manufacturing, production, R&D, lab <br />and/or showroom. <br />B. Lot Area – Flexibility Requested <br />The proposed Lot 1 is 21.94 acres and Lot 2 is 3.87 acres in size. The Zoning Code requires a <br />minimum lot size of 5 acres in the GB District. Proposed Lot 2 does not meet this requirement. <br />Lot 2 is highly impacted by numerous encumbrances as shown below. It is important to note the <br />developable area of Lot 2 does not change no matter the platted lot size due to the site constraints. <br />C. Lot Dimensions - Flexibility Requested <br />The City Code requires parcels within the GB District to have a street frontage of at least 100 feet <br />and a lot depth of at least 130 feet. Lot frontage is measured at the minimum front yard setback, <br />which allows buildings to be constructed on a radius, such as on a cul-de-sac or curve. Lot 1 has <br />over 1,400 feet of street frontage along Gateway Boulevard and the minimum lot depth of 326.61 <br />feet. Lot 2 is an existing non-conforming lot with a minimum street frontage width of 50 feet <br />instead of the required 100 feet. The submitted plans are showing a 40 foot street frontage width, <br />the reduction is due to 10 feet being dedicated to the City as ROW as required by the Subdivision <br />code. <br />D.Building Setbacks – Meets Requirements <br />Building setbacks in the GB District are 50 feet for the front yard, 20 feet for the side yard with a <br />minimum of 40 feet total for both side yards, and 20 feet for the rear yard. Proposed building is <br />unique as it has frontage on two streets (I-694, I-35W and Gateway Boulevard). In addition, the <br />Subject Parcel is located on the corner of Round Lake Road and Gateway Boulevard. City Code <br />defines the front yard for corner lots as the shortest street lot line shall be the front lot line. The <br />shortest street lot line is located adjacent to Gateway Boulevard. The proposed building has a <br />minimum front yard setback of 74.8 feet from Gateway Boulevard. Proposed building has a <br />minimum side yard setback from Lot 2 of approximately 32.5 feet and has secondary side yard <br />setback to Lot 2 of 127.9 feet for a total of 160.4 feet. The minimum rear setback is 94.4 feet.
