Parking Setbacks - Flexibility Requested
The GB district requires a 50 foot setback for parking areas from public streets and ROW. The
applicant was requesting a 30 foot parking lot setback from Gateway Boulevard ROW and due to
the required ROW dedication the Applicant is now requesting a 20 foot setback to the parking area
on the north side of the subject parcel. According to the Site Plan the proposed parking areas are
located approximately 50 feet from the back of curb of Gateway Boulevard. However, several
properties along Round Lake Road and Gateway Boulevard have similar or greater reduction in
parking lot setbacks.
F. Building Height – Flexibility Requested
Section 1305.04 of the City Code defines building height as β€œthe vertical distance from the average
elevation of the grade along a face of a building to the highest point of the roof surface of flat
roofs, the deck line of mansard roofs, or the average height between the eaves and the highest ridge
of gable, hip, or gambrel roofs.” These measurements are illustrated in the drawing below.
Maximum height in the GB district is 35 feet. The Applicant is proposing a facility with maximum
interior clear height of 32 feet. As it directly relates to the interior clear height, the proposed
maximum building height measured from the finished floor elevation is 40 feet. However, special
requirements for the GB district state that in order to accomplish the intensity and scale of
development consistent with the defined purpose of the GB District, multi-story buildings will be
encouraged.
6. General District Provisions
A. Parking and Site Operations – Meets Requirements
The proposed Site Plan shows three (3) accesses onto Gateway Boulevard. The proposed access
can be classified as employee and loading driveway accesses. The employee accesses shown on
the next page are 24 feet wide and the loading driveway access is 35.6 feet wide. The loading
access will provide access to the 38 dock doors located on the north side of the building. The
eastern employee access is located on Lot 2. This proposed access will be a shared access driveway
for both Lot 1 and Lot 2 when it develops. This will require a cross access and maintenance
agreement between the two parcels which will be further addressed in the Development Agreement
related to the Project.
