Building Setbacks – Meets Requirements <br />Building setbacks in the GB District are 50 feet for the front yard, 20 feet for the side yard with a <br />minimum of 40 feet total for both side yards, and 20 feet for the rear yard. The proposed building <br />is unique as it has frontage on three (3) streets (I-694, I-35W and Gateway Boulevard). In addition, <br />the Subject Parcel is located on the corner of Round Lake Road and Gateway Boulevard. City <br />Code defines the front yard for corner lots as the shortest street lot line shall be the front lot line. <br />The shortest street lot line is located adjacent to Gateway Boulevard. The proposed building has <br />a minimum front yard setback of 74.8 feet from Gateway Boulevard. Proposed building has a <br />minimum side yard setback from Lot 2 of approximately 32.5 feet and has secondary side yard <br />setback to Lot 2 of 127.9 feet for a total of 160.4 feet. The minimum rear setback is 94.4 feet. <br /> <br />E. Parking Setbacks - Flexibility Requested <br />The GB district requires a 50 foot setback for parking areas from public streets and ROW. The <br />applicant was requesting a 30 foot parking lot setback from Gateway Boulevard ROW and due to <br />the required ROW dedication the Applicant is now requesting a 20 foot setback to the parking area <br />on the north side of the subject parcel. According to the Site Plan the proposed parking areas are <br />located approximately 50 feet from the back of curb of Gateway Boulevard. However, several <br />properties along Round Lake Road and Gateway Boulevard have similar or greater reduction in <br />parking lot setbacks. <br /> <br />F. Building Height – Flexibility Requested <br />Section 1305.04 of the City Code defines building height as β€œthe vertical distance from the average <br />elevation of the grade along a face of a building to the highest point of the roof surface of flat <br />roofs, the deck line of mansard roofs, or the average height between the eaves and the highest ridge <br />of gable, hip, or gambrel roofs.” These measurements are illustrated in the drawing below. <br /> <br />Maximum height in the GB district is 35 feet. The Applicant is proposing a facility with maximum <br />interior clear height of 32 feet. As it directly relates to the interior clear height, the proposed <br />maximum building height measured from the finished floor elevation is 40 feet. However, special <br />requirements for the GB district state that in order to accomplish the intensity and scale of <br />development consistent with the defined purpose of the GB District, multi-story buildings will be <br />encouraged. <br /> <br />
