O’MEARA CONSTRUCTION, INC., a Minnesota corporation (the “Owner” and “Developer”). <br /> <br /> 1. REQUEST FOR PLAT APPROVAL. The Developer submitted a completed <br />application on the 22nd day of May, 2020, requesting the City to approve a variance and accompanying <br />plat for ECKO ESTATES (referred to in this Contract as the "plat" or “development”). The land is <br />situated in the County of Ramsey, State of Minnesota, and is legally described on Exhibit A attached <br />hereto (the “Subject Property”) and is approximately 3.12 acres. The Developer will remove the existing <br />vacant fire station and then subdivide the property into four (4) single family detached residential lots. <br />The Developer is also seeking City approval for a variance to reduce the minimum lot width of the <br />replatted lots from the ordinance requirement of 85 feet to 81.75 feet. The Subject Property is located <br />in the R-2 Single and Two-Family Residential District. <br /> 2. CONDITIONS OF PLAT APPROVAL. On the 28th day of September, 2020, the <br />Arden Hills City Council approved the plat on condition that the Developer enter into this Contract, <br />furnish the security required by it; and record the plat and this Contract with the Ramsey County
