Additional Design Standards in the B-2 District - Section 1325.05, Subd. 8 <br />Building Positioning β Flexibility Requested <br />The applicant is requesting flexibility of design requirements for the B-2 District. The Applicant <br />is proposing to situate the building on the North side of the parcel with the front of the building <br />facing south, away from County Road E. Section 1325.05 Subd. 8, E of the Arden Hills City Code <br />states βat least fifty percent (50%) of the largest building on each site shall be constructed at the <br />front setback line.β The applicant is requesting flexibility on this requirement, as they are not <br />proposing to place the building at either the 20 foot setback line from County Road E or the setback <br />line from the internal property line facing Arden Plaza. <br /> <br />Building Elevations β Flexibility Requested <br />The Applicant is requesting flexibility on Commercial Façade Transparency. Section 1325.05 <br />Subd. 8, F of the City Code states fifty percent (50%) of all first level building facades that front <br />a public street shall be comprised of transparent windows or doors in order to allow views of <br />interior uses and activities. The proposed north elevation, facing County Road E, has 37% <br />windows. As these spaces are offices and a conference room that require some level of privacy, <br />the Applicant is requesting flexibility to allow 37% transparency. <br />Section 1325.05 Subd. 8, D of the City Code requires at least seventy-five percent (75%) of the <br />exterior building materials be of brick masonry, tile masonry, natural stone, decorative concrete <br />plank, transparent glass or any combination thereof. The majority of the proposed elevations will <br />be constructed out of patterned cement rainscreen, anchored stone masonry veneer, and transparent <br />glass. <br />
