Final Assessment Roll – The assessment roll will be updated with the final assessment figure and all <br />property ownership will be checked ahead of the assessment hearing. It is assumed that the CLIENT will <br />advertise for the Assessment Hearing in the local paper and mail out notices to residents. <br />Deliverables: Updated and Final Assessment Roll <br />Work Plan – Construction Services <br />A. Construction Staking – A small amount of construction staking is needed to deliver this project. Staking will <br />include the proposed valley gutter at County Road E and the new curb for the Arden Oaks Drive cul-de- <br />sac. <br />Deliverables: Construction Staking <br />B. Construction Newsletter – Ahead of construction it is always good to provide a written document with the <br />preliminary schedule, contact information, emergency information, and address frequently asked questions. <br />This would be hand delivered to the residents in the project area. TKDA will prepare the newsletter and <br />hand deliver them. A digital version will be sent to the City for review and a final version could be posted <br />on the City website. <br />Deliverables: Newsletter Preparation and Distribution <br />C. Construction Inspection – As a reclamation project with no underground utility work, the inspection should <br />be fairly straightforward. Inspection activities will include marking removals, erosion control, reclamation, <br />curb removal and replacement, valley gutter placement, final grading of reclaimed material, manhole <br />adjustments, catch basin adjustments, valve adjustments, paving operations, turf re-establishment, and <br />punchlist walkthroughs. TKDA assumes 160 hours for construction inspection work assuming an efficient <br />and systematic approach by the Contractor. This assumes that concrete work occurs with two mobilizations, <br />two mobilizations for adjustments, one mobilization for reclamation, and two mobilizations for paving. If it <br />becomes obvious the Contractor schedule is resulting in additional construction inspection services, TKDA <br />will alert the CLIENT to discuss options. Steve Bunch is proposed for construction inspection assuming the <br />project is completed between May–July. If the project is constructed after July, TKDA will provide a <br />replacement inspector with equivalent or more experience than Steve Bunch. Considering the project <br />schedule and the ability to specify completion dates, we should be able to utilize Steve Bunch for this work. <br />Deliverables: Construction Inspection <br />Daily Reports <br />D. Construction Administration – TKDA will review any shop drawings, keep track of contractor quantities, and <br />prepare monthly payment applications. If any change orders are needed, TKDA will prepare the appropriate <br />paperwork for the project. <br />Deliverables: Shop Drawing Review <br />Contractor Payment Applications <br />Change Order Documents <br />E. As-builts and Project Closeout – When the project is ready to be closed out, TKDA will work with the <br />contractor to prepare the final payment application with appropriate close out documents. After the warranty <br />period, TKDA will perform a warranty walkthrough and prepare a final punchlist or close out memo.
