Final Assessment Roll – The assessment roll will be updated with the final assessment figure and all property ownership will be checked ahead of the assessment hearing. It is assumed that the CLIENT will advertise for the Assessment Hearing in the local paper and mail out notices to residents. Deliverables: Updated and Final Assessment Roll Work Plan – Construction Services A. Construction Staking – A small amount of construction staking is needed to deliver this project. Staking will include the proposed valley gutter at County Road E and the new curb for the Arden Oaks Drive cul-de- sac. Deliverables: Construction Staking B. Construction Newsletter – Ahead of construction it is always good to provide a written document with the preliminary schedule, contact information, emergency information, and address frequently asked questions. This would be hand delivered to the residents in the project area. TKDA will prepare the newsletter and hand deliver them. A digital version will be sent to the City for review and a final version could be posted on the City website. Deliverables: Newsletter Preparation and Distribution C. Construction Inspection – As a reclamation project with no underground utility work, the inspection should be fairly straightforward. Inspection activities will include marking removals, erosion control, reclamation, curb removal and replacement, valley gutter placement, final grading of reclaimed material, manhole adjustments, catch basin adjustments, valve adjustments, paving operations, turf re-establishment, and punchlist walkthroughs. TKDA assumes 160 hours for construction inspection work assuming an efficient and systematic approach by the Contractor. This assumes that concrete work occurs with two mobilizations, two mobilizations for adjustments, one mobilization for reclamation, and two mobilizations for paving. If it becomes obvious the Contractor schedule is resulting in additional construction inspection services, TKDA will alert the CLIENT to discuss options. Steve Bunch is proposed for construction inspection assuming the project is completed between May–July. If the project is constructed after July, TKDA will provide a replacement inspector with equivalent or more experience than Steve Bunch. Considering the project schedule and the ability to specify completion dates, we should be able to utilize Steve Bunch for this work. Deliverables: Construction Inspection Daily Reports D. Construction Administration – TKDA will review any shop drawings, keep track of contractor quantities, and prepare monthly payment applications. If any change orders are needed, TKDA will prepare the appropriate paperwork for the project. Deliverables: Shop Drawing Review Contractor Payment Applications Change Order Documents E. As-builts and Project Closeout – When the project is ready to be closed out, TKDA will work with the contractor to prepare the final payment application with appropriate close out documents. After the warranty period, TKDA will perform a warranty walkthrough and prepare a final punchlist or close out memo. As- builts should be fairly simplistic, but will be provided for the City files.
