Then site plan has been modified on the west side of <br />the site access point (south of Aldi building) to pull the parking closer to the building and increase <br />the setback to 9 feet. This revision allowed for additional greenspace in this area. Setbacks from <br />internal lot lines are less of a concern since the site will operate with a shared agreement under the <br />PUD. <br /> <br />H. Number of Parking Stalls – Flexibility Requested <br />Per City Code 1325.06, there are general categories that determine the number of parking spaces <br />that would need to be provided. The following provisions would apply based on the proposed uses: <br />x Retail Sales - one (1) parking space for each 150 sq. ft. of gross floor area. <br />x Business & Professional Offices - one (1) parking space for each 250 sq. ft. of gross floor <br />area. <br />x Clinics – one (1) for each doctor or dentist plus one (1) for each nurse, technician, or <br />professional and one (1) for each 200 sq. ft. of gross floor area. <br />x Other Business and Industry – one (1) space for each 1,000 square feet of floor area. <br /> <br />The proposed plan would consist of a one-story 19,480 square foot grocery store, and a multi- <br />tenant building with a 2,500 square foot bank and 2,800 square foot dental clinic. The Applicant <br />was originally proposing 147 parking spaces total for the development, but has decreased the <br />amount to 140 parking spaces. Again, this reduction in parking allowed for the landscaping area <br />to be increased. The following table breaks down the off-street parking requirements based on the <br />proposed uses. Based on the site information provided, the development would be required to <br />establish 120 parking spaces.
