Orderly development of the neighborhood and the City within the general purpose and <br />intent of the Zoning Code and the Comprehensive Development Plan for the City. <br /> <br />Proposed Use: <br /> <br />The Applicant is proposing to convert the existing industrial/office building on this site into a place <br />of worship. The church will use the entire first floor, approximately 39,436 square feet. This space <br />includes an 8,288 square foot auditorium, and associated offices, a 1,278 square foot youth <br />auditorium, youth classrooms, restrooms, a bookstore and a coffee lobby. The church also plans <br />to use 20,176 square feet of the approximately 35,200 square feet the second level (identified as <br />church flex space). The remainder of the second floor will be leased area. There is an existing <br />parking lot on the site with 363 parking stalls. a 50-stall parking lot. The exterior of the building <br />will remain largely the same. The applicant is planning to add a 2,400 square foot paved area at <br />the front of the building for a larger gathering space. The plans also include a new vestibule and <br />awning at the front entrance, improvements to the west entry, and replacement of the loading dock <br />on the north side of the building with a pedestrian entrance. <br /> <br />A more detailed description of the use is included in Attachment A. <br /> <br />Plan Evaluation <br /> <br />1. Floor Area Ratio (FAR), Building Coverage, and Landscaping – Meets Requirements <br /> <br />The Zoning Code requirements for properties in the I-Flex District allows a maximum FAR of 0.8, <br />a maximum building footprint of 40% and a minimum landscaped lot area of 25 percent. <br />Landscaping is defined as all plantings, including trees, grass, and shrubs.
