The applicant is not proposing <br />to remove any trees. The landscaping and tree preservation plans are shown on Attachment H. <br /> <br />Trees along Street Frontage – Meets Requirements <br />There are 25 existing trees along the street frontage. This meets the minimum requirement of 1 <br />tree per each 50’ of street frontage. <br /> <br />Perennials and Shrubberies – Meets Requirements <br />The Zoning Code requires a minimum of 10 percent of the total landscaped area to be covered <br />with perennials and/or shrubbery. The total landscaped area on the site is 50,397 square feet, <br />resulting in the need for a minimum of 5,039 square feet of perennial and shrubbery cover. The <br />applicant is proposing additional shrubbery along the front entry to the building. No other changes <br />are proposed to the existing landscaping. <br /> <br />Planting Islands – Meets Requirements <br />There are existing planting islands located at the ends of the parking rows. These islands will <br />remain in place. <br /> <br />Tree Selection – Meets Requirements <br />The existing landscape plan includes a variety of tree species, including maples, northern catalpas <br />and evergreens. This is consistent with ordinance requirements. <br /> <br />C. Drainage Wetlands and Flood Plain – Section 1325.05 Subd. 2 – Meets Requirements <br />The city code requires stormwater management be provided to meet water quantity, infiltration, <br />and water quality requirements. No drainage or grading changes are proposed to the existing site, <br />so no additional stormwater management is planned. <br /> <br />D. Lighting – Section 1325.05 Subd. 3 – Meets Requirements <br />There are 15 light poles and 10 wall mounted lights existing on the site. All of these fixtures have <br />recently been updated with LED lighting. The Applicant is not proposing any changes to the <br />existing lighting. See Attachment G for the existing lighting. <br /> <br />E. Screening – Section 1325.05 Subd. 4 - Meets Requirements <br />The mechanical equipment for the building is located on the roof and is currently screened from <br />view of the existing street. The applicant is not proposing any changes to this equipment. <br /> <br />F. Aesthetics - Section 1325.05, Subd. 6 – Meets Requirements <br />Section 1325.05, Subd. 6, notes “The proposed design, scale, massing, materials, height and other <br />aspects of the subject matter of any permit requested hereunder shall be evaluated by the Planning <br />Commission and the Council with respect to structures and properties in the surrounding area.” <br />The existing building is brown brick with glass and gray siding accents. The only proposed changes <br />to the exterior is painting some of the trim. The new entries will match the existing building. The <br />building elevations are shown on Attachment F. <br />
