Motion carried unanimously. (9-0) <br /> Zehm questioned if the entire building will be constructed to house the three <br /> uses, Goodyear, Kennedy Transmission and the retail space. She also asked if the <br /> sign would have interior illumination. <br /> Carlson questioned which tenant would be represented on the reader board sign. <br /> Sikora advised the building would be constructed at one time to include all three <br /> uses. He stated the sign will have interior illumination and the reader board <br /> would be for use by all the tenants; it was his opinion Burger King would most <br /> likely be the predominant user of the reader board. <br /> Curtis moved, seconded by Zehm, that Commission recommend <br /> to Council approve of the Signage Plan submitted, Case #89-04, based on the fact <br /> the plan meets all applicable sign ordinance provisions. Motion carried <br /> unanimously. (9-0) <br /> CASE #89-05; TEMP. Planner Bergly reviewed his report of 5-3-89, relative to <br /> OFFICE BUILDING, the request from Bethel College to install a temporary <br /> BETHEL COLLEGE office building in the central area of the campus. <br /> Bergly stated a special use permit was granted for a campus Master Plan in 1981, <br /> with the stipulation that development proposals that are consistent with the <br /> approved Master Plan will require only site plan approval. He noted the proposed <br /> • temporary building was not shown on the long-range plan, however, it does not <br /> violate the terms of the special use permit. Bergly explained the zoning ordinance <br /> authorizes the Zoning Administrator to waive the public hearing if the proposed <br /> changes are deemed to be insignificant; the Planner did not view the proposal as a <br /> violation of the Master Plan since it is of a temporary nature. The Planner <br /> outlined the considerations listed in his report: <br /> -The temporary building will be used by the Adult Degree Completion Program as <br /> office space until the new Community Life Center building is completed. The <br /> proposed building is expected to be on the site throughout the construction of the <br /> first stage of the C.L.C. and possibly into the second stage (fall of 1994) . <br /> -The proposed building is located in the central area of the campus, north of <br /> the Academic Center building. In the location proposed it will be screened from <br /> view, except for nearby foot traffic and some windows in the two adjacent <br /> buildings. A short sidewalk will connect the building to the existing sidewalk <br /> system. <br /> -The building is considered a "manufactured home" by building code definitions <br /> and contains a total of 810 sq. ft. <br /> -The exterior will be painted to match the "townhouse" structures immediately <br /> to the northeast of the proposed building. <br /> -The interior will be remodeled to accommodate four offices, a reception area, <br /> a storage room and a small mechanical room, as shown on the floor plan. <br /> Bergly explained if approval is granted the temporary building will be removed in <br /> October 1994, unless an extension is granted by the City. <br /> • Craig Hjelle, representing Bethel College, was present to answer any questions. <br />
