Trash Enclosure and Outdoor Storage <br />A single modular block structure is proposed along the north property line of the site that <br />includes a trash enclosure and outdoor storage. The outdoor storage area will provide a secure, <br />covered enclosure for landscape and lawn maintenance equipment, snow removal equipment, <br />salt storage, and materials for upkeep of the exterior vacuums. <br />d. Snow Storage <br />Snow storage for the facility will be located on the west side of the property within the proposed <br />landscape area, as indicated on the Site Plan. Snow will be plowed as soon as it reaches 1.0 <br />inches. If the snow accumulation exceeds the available on -site storage, it will be removed to an <br />off -site location under contract with the snow removal vendor. <br />e. Site Access <br />The Property currently includes three access points, two along Grey Fox Road and one is through <br />the alley along the western boundary. In conjunction with the Project, the connection to the <br />property at the west will be closed and the driveways along Grey Fox Road will be combined <br />into a single driveway. <br />3. Preliminary Plat/Planned Unit Development <br />Crew is seeking a preliminary plat to combine Parcel A and Parcel B, and a combined Master <br />and Final PUD Plan. Under the PUD, Crew anticipates the project to be phased, with <br />construction of the exterior clean building immediately and the interior clean building would be <br />constructed within 3-5 years. The property will be platted as a single lot with a small area of <br />right-of-way dedication in the southeast corner within the existing right-of-way easement. <br />Crew is seeking the following flexibilities under the PUD: <br />a. Building Setback for Canopy <br />The Project will include a canopy over the four wash entry lanes and will extend up to 25-ft from <br />the south property line facing Grey Fox Road. The building setback is 50-ft in this area, which <br />the building itself complies with, but flexibility is requested to allow the canopy to encroach. <br />b. The reasons why, in the developer's opinion, the modifications from the strict <br />application of the zoning and subdivision requirements otherwise applicable <br />to the development tract and the planned unit development in general would <br />be in the public interest and would be consistent with the City's <br />Comprehensive Development Plan and the general purpose and intent of this <br />Code. <br />
