Planning staff has reviewed all of the above proposed amendments with the Metropolitan Council
and they have no additional comments at this time.
2. Rezoning
In the TRC, the city code has zoning districts that are specific to TCAAP. These zoning districts
are titled similarly to the Comprehensive Plan. The three zoning districts that are pertinent to the
rezoning review are NR-3, NR-4, and FO (i.e. Flex Office). The TRC code language and zoning
districts are the tools that establish the location and criteria for implementation of future land uses
as set out in the goals of the City's Comprehensive Plan. As noted above, the zoning cannot
conflict with the future land use designation. Therefore in tandem with the comprehensive plan
amendments, the City is proposing to rezone the following areas:
Zoning
CurINR
Acreage
Pro osed Zonin
Acreage
Town Center North
Town Center South — 4
5.8
4.8
16.8
NR-3
R — 4
10.6
8.1
8.7
Southwest Area Flex Office
32.4
3
21
11.4
Existing NR
Zoning Districts
Proposed NR
Zoning Districts
Existing FO
Zoning District
3. In addition, ordinance language would be amended to increase the residential
dwelling units per acre and allow for multi -family residential land uses as a permitted use with
Page 9of12
