Councilmember Hicks asked what the impact would be to the drainage if the variance was not <br /> permitted. Mr. Fritsinger indicated the drainage would run directly under the middle of the <br /> home. <br /> . Councilmember Hicks inquired what the impact would be to the neighbors if no variance was <br /> allowed. Mr. Fritsinger indicated the home would sit too close and would not allow for the <br /> . required setbacks between homes. <br /> Councilmember Hicks inquired what the impact would be to the wetlands. Mr. Fritsinger <br /> . indicated if the home was located within the required setbacks, the home would then encroach <br /> onto the wetlands. <br /> . Councilmember Malone requested to view the model. <br /> Councilmember Aplikowski, a current neighbor of the Crosbys', attested to their concern for the <br /> Ie environment and the appearance of their current home. <br /> Councilmember Hicks inquired if a description of the garage could be given. Mr. Dennis <br /> I McGrath, architect for the Crosbys', indicated there would be a concrete slab under the garage <br /> and the driveway itself would be constructed with either a retaining wall or a foundation wall as <br /> I support. <br /> Councilmember Hicks inquired if the model is a basic footprint of the proposed home. Mr. <br /> . McGrath indicated this to be correct. <br /> Councilmember Malone inquired if the portion of the home that is in between the garage and <br /> . home, would be living space. Mr. McGrath indicated this would be the basic design, but <br /> specifications were not complete. Councilmember Malone indicated concern for fire exits and <br /> fire department access to the entire home. Mr. McGrath indicated during the design process, <br /> . these issues will be addressed. <br /> I Councilmember Malone inquired if the City knew how much the property is encroached on by <br /> the street. Mr. Fritsinger indicated only a portion of the property is affected by a few feet. <br /> . Councilmember Malone inquired if the road was done differently would the encroachment be <br /> less. Superintendent Winkel indicated at some time in the future the street would be reviewed <br /> ~ and probably reconfigured to lessen the encroachment caused by the small stand of oak trees. <br /> MOTION: Hicks moved and Malone seconded a motion to approve a 16 foot Front Yard <br /> Variance for the construction of a new home at 1485 Arden Place West - <br /> I Applicants Paul and Mary Crosby. The motion carried unanimously (4-0). <br />
