Motion <br />carried unanimously. (5-0) <br />CASE NO. 87-14; The Public Hearing was opened at 8:31 p.m. Deputy Clerk <br />REZONING FROM 1-2 Iago verified the publication of the Notice of Hearing <br />TO B-2, C.G.REIN in the New Bri~hton Bulletin, on Wednesday, April 22nd, <br />LEXINGTON AVENUE and mailing on same date. <br />Planner Miller reviewed his memorandum dated 4-29-87, and noted that a <br />preliminary development plan for the site has been submitted, however, the <br />Commission need only address the land use issue at this time. <br />The Planner advised the C.G. Rein Company is proposing to construct a 15,900 <br />sq. ft. shopping center on the 2.5-acre parcel north of St. Paul Metal craft. <br />The Comprehensive Plan designates this areas as industrial and the site is <br />currently zoned 1-2, a district which does not permit retail uses. Therefore, <br />rezoning to B-2 General Business is being requested. <br />Miller also noted for COlIDDission that the less desirable uses in the B-2 <br />District are permitted by Special Use Permit, allowing the City to retain a <br />measure of control on the site development. <br />Bill Sikora, Architect for C.G. Rein, displayed a drawing which compared land . <br />use in Shoreview and Arden Hills along the Lexington Avenue Corridor. He <br />pointed out that Lexington Avenue, in this area, was taken on an increasingly <br />commercial/service charater and the large office developments to the north of <br />this site, along the Highway 694 corridor, can support further development of <br />this nature. Sikora advised there would be a combination of use proposed, <br />service and small retail uses. <br />Member Babcook asked if a service station was proposed for the site. <br />Sikora advised there is no service station proposed. <br />Discussion items included: <br /> - The amount of occupied space at the Shannon Square development. <br /> - The possibility of the applicant obtaining a small amount of the property <br /> contiguous with Shannon Square, rather than this parcel. <br /> - The possibility of any future retail development along Red Fox Rd. <br />Dennis Cavanaugh, President of C.G. Rein, advised members that he had discussed <br />the possibility of obtaining a portion of the Gould land, adjacent to Shannon <br />Square~ however, the owner was not interested in selling in the near future. <br />Sikora advised that Shannon Square is 75% occupied at present. and that the <br />remaining leases are under option. <br /> . <br /> --------------- ------------------- <br />
