<br /> , <br /> PROJECT REVIEW (oontinued) <br /> . There are some fairly steep driveways with one in particular being <br /> extremely steep. Some driveways do not oonform to oity standards. <br /> There are 38 trees within the right-of-way of varying speoies. <br /> The existing catch basin in the tee turnaround of Centennial Drive is <br /> located generally in the middle of the turnaround area. Drainage, <br /> therefore, now either goes over the bank or slopes inward to the middle of <br /> the turnaround. All of the property at this turnaround location gains <br /> their acoess from other roadways either to the north or to the south. <br /> PROPOSED STREET CONSTRUCTION <br /> On all of these projects, it is anticipated that the future road construction <br /> will be in the center of the right-of-way. It is also assumed that the <br /> construction in all but one case would be of a standard 7 ton design, 32 feet <br /> wide of a residential nature. Concrete curb and gutter would be placed on both <br /> sides of the roadway, and miscellaneous appurtenances or drainage modifications <br /> would be constructed as part of the overall project. The elevations of the <br /> street would be kept quite close to those which already exist, and the grades <br /> would be very close to the existing grades. <br /> The yards would generally match the roadway and sod and seeding placed according <br /> to the type of growth that existed prior to construction. Similarly, driveways <br /> . would be reconstructed from the edge of the new roadway to approXimately the <br /> right-of-way line as part of the project. This construction would be done in <br /> either asphalt or concrete depending on which material existed previous to the <br /> project beginning. Those driveways which are not in conformance with city <br /> standards either in regard to location, size, or material would be brought into <br /> conformance wherever possible. This would occur by working with the property <br /> owner involved, although in some cases the property owner would have to pay for <br /> paving a previously gravel driveway. <br /> The sanitary sewer, watermain, and storm drain facilities would be checked and, <br /> if necessary, reconstructed at the same time the roadway is undergoing its <br /> construction. These repair costs, however, would not be a part of the <br /> assessable project. Miscellaneous oatch basin reconstruction and/or adjustment <br /> would be done at the same time the work was occurring on the road and would be <br /> considered incidental to the overall project. <br /> Although the above comments are generally correct, the follOWing comments will <br /> relate the aspects of each project which are somewhat different than the norm <br /> or relate specifically to that project. <br /> PROJECT P-86-28, GLENHILL ROAD <br /> This project would either have to be constructed in conjunction with the <br /> City of Arden Hills and the costs generally split, or the city would have <br /> . to build only the south half of the roadway leaving the north side <br /> uncompleted and the responsibility of the City of Arden Hills. This <br /> latter alternative is undesir'able and would only be recommended if it <br /> 8 <br />
