Parking demand is assumed by the Owner to be less than the total <br /> required for each use, due to the different peak periods of use <br /> for the two businesses. <br /> I denlt believe that Mr. Movies would require the one space for <br /> each 150 sq. ft. of floor area specified for general retail uses. <br /> Banks have the sarne requirement as "Business and Professional <br /> Offices' - 1 space for each 250 sq, ft. and used for both the <br /> Norwest and Roseville Bank Sites. If these requirements were used <br /> we would need: <br /> Mr. Movies @ 1/150 sq. ft. = 33 spaces <br /> Bank @ 1/250 sq. ft. = 17 soaces <br /> 50 spaces total <br /> The franchisor, Mr. Movies, Inc. (Dave Kaiser) , indicates that <br /> their similar video stores have a peak of about 20 visitor and 3 <br /> employee cars at one time, usually Friday and Saturday at 7:00 <br /> p.m. This amounts to 1 space for each 220 sq. ft. of floor area. <br /> B. The plan shows a total of 38 spaces. However, the parking north <br /> of the building is all calculated using 8 foot wide stalls - 9 <br />. feet is required. Adjustments can be made so that only 1 or 2 <br /> spaces would be lost (see attached plan option). <br /> C. Employee parking is appropriately provided on the SE corner of the <br /> building - the farthest parking from the building entrances and <br /> least directly accessible. <br /> 4- STACKING SPACE IN DRIVE-UP LANES <br /> A. Normally 6 spaces are adequate. The plan show 5, 5, 6, 6, and 7 <br /> for each lane starting closest to building. Norwest, for <br /> comparison has approximately 3, 3, 4, 5, 6, 7 stacking spaces <br /> allowing room for arriving cars to gain access to any lane. <br /> 5. LANDSCAPING: <br /> A. Although 20 new trees and 32 new shrubs are proposed on the plan, <br /> we would recommend that some plan changes be made as shown on the <br /> attached plan. <br /> B. Five foot wide landscape strips are shown around the perimeter of <br /> all paved areas and adjacent to the building. The front parking <br /> setback exceeds the 20' minimum. <br /> 6. TRASH ENCLOSURE: <br /> Due to the small amount of trash generated by either use, a small trash <br /> enclosure with hand movable containers (residential type) will be used. <br /> Pick-up schedule to be arranged not to conflict with business traffic. <br />. <br />
